Should I refinance?

Only if it actually helps you. Here's how I look at it.

A refinance replaces your current mortgage with a new one. People do it to lower their monthly payment, shorten their loan, drop mortgage insurance, or turn some of their equity into cash. The right reason is the one that fits your plans, and I'll tell you honestly whether the numbers work.

Reasons people refinance with me

  • Lower the payment when the numbers make sense for how long you'll stay.
  • Drop mortgage insurance once you've built enough equity.
  • Pay the home off sooner with a shorter term.
  • Take cash out for a renovation, debt consolidation or a big life expense.
  • VA streamline for veterans and service members who already have a VA loan.

How it works

  1. Text or call me with your current loan and what you're hoping to do.
  2. I run your numbers and show you the before and after, including what it costs.
  3. You decide. If it helps, we move forward and I handle the rest. If it doesn't, I'll say so.

Common questions

Is refinancing worth it for me?

Sometimes yes, sometimes no. It depends on your current loan, how long you plan to stay and what you want to accomplish. I'll run your real numbers and tell you plainly either way.

How soon can I refinance after buying?

It depends on the loan you have now. Some options open up sooner than people expect. Text me what you have and I'll tell you where you stand.

Can I get rid of my mortgage insurance?

Often, yes. Rising home values around Columbus and Phenix City have put many homeowners in a position to drop it. I can check yours quickly.

Can I pull cash out of my home?

Usually. A cash-out refinance can pay for a renovation, consolidate debt or cover a big expense. I'll show you what it would mean for your payment.

I have a VA loan. Is there an easier way?

Yes. The VA streamline refinance (IRRRL) skips most of the usual steps. If it helps you, I'll say so. If not, I'll say that too.

Wondering if a refinance makes sense?

Call or text me directly. You'll get me, not a call center, and fifteen minutes is usually all it takes to know where you stand.
