How much do I need to buy?

Usually less than people fear. Here's what the number is made of.

The biggest worry most buyers have isn't the house. It's not knowing how much money they'll need. My goal is simple: I provide accurate numbers you can count on before you make an offer.

What goes into your cash to close

  • Your down payment, if your loan has one.
  • Closing costs for the lender, the appraisal, title insurance and the closing itself.
  • A head start on your escrow account, which pays your property taxes and homeowners insurance for you.

Common questions

How much will I need to bring to closing?

It depends on the loan, the price and what you negotiate in your offer. I'll give you accurate numbers you can count on before you make an offer.

Can the seller help pay my closing costs?

Often, yes. It's negotiated in your offer, and I can help you and your agent figure out what to ask for.

When will I see my official numbers?

You'll get a Loan Estimate soon after you apply and your Closing Disclosure a few days before closing. I'll walk you through both.

Is there any way to lower my cash to close?

Usually. Seller help, the right loan and even your closing date can all make a difference. I'll look for every option.

Let's talk it through

Call or text me directly. You'll get me, not a call center, and fifteen minutes is usually all it takes to know where you stand.
