Can I afford a home?
Probably more than you think. Here are the loans that make it work, in plain English.
Most people who ask me this can buy sooner than they expected. What you can afford depends on your income, your debts and the loan, not a rule of thumb. The right loan does a lot of the work, so here's the short version of each one.
Conventional
The most common home loan. It works for a first home, a move-up home, a second home or a rental, and it's often the lowest-cost choice for buyers with a solid down payment.
FHA
A government-insured loan built to be more forgiving. It's often a good fit if your credit has had a few bumps or family is helping with the down payment.
VA
For service members, veterans and some surviving spouses. No monthly mortgage insurance, and one of the best benefits you've earned. More on VA loans near Fort Benning.
USDA
For homes in eligible areas outside the city. Plenty of places around Columbus and Phenix City may qualify, and I can check an address for you quickly.
Refinancing
Lower your payment, drop mortgage insurance or tap into your equity. I'll tell you honestly whether it's worth it, and if it isn't, I'll say so. More on refinancing.
Common questions
Do I need a big down payment?
Usually not. Many buyers put down much less than they expect. I'll show you your options and what each one means for your payment.
Can family help with my down payment?
Often, yes. Gift money is allowed on many loans with the right paperwork. Talk to me before any money moves so it's documented correctly.
What is mortgage insurance, and can I get rid of it?
It's an extra monthly cost on some loans when you put less down. On many loans it can be removed later as you build equity. I'll tell you how it works for yours.
Which loan is best for me?
It depends on your situation and your plans. I'll compare the options side by side with your real numbers so you can choose.
Not sure which loan fits?
Call or text me directly. You'll get me, not a call center, and fifteen minutes is usually all it takes to know where you stand.
